Keeping you and your home safe
In 2023/24 we continued to improve our communities. Here are some examples of the different issues we have tackled this year.
Tackling Anti-social behaviour (ASB)
Protecting customers in our high-rise homes
When you experience anti-social behaviour (ASB) in or around your home, we know it can have a huge impact on your life, which is why we have a dedicated team to help tackle ASB in your community. This could be issues relating to noise nuisances, threats of violence, drug-related activity and vandalism to name a few.
We want you to feel safe at home and be able to enjoy your home and local surroundings without being affected by
anti-social behaviour. We’ll always do our best to help you
if you’re having problems, so please let us know immediately
if you do experience any.
In the 12 months to March 2024, we managed 769 cases
of anti-social behaviour (ASB) and more than 300 cases
of domestic abuse. Through both interventions and strong partnership work, we were able to resolve over 97% of
these cases.
Performance highlights have included:
- New process for managing ASB cases more swiftly, using early intervention techniques that are industry best practise. Most cases resolved in 90 days
- Providing increased personal security and protective measures to those struggling with ASB and domestic abuse cases, such as security cameras and other home and building security and monitoring devices
- Introduced improved noise management guidance for serious noise complaints, including a noise impact awareness letter and linking in with Environmental Health teams in local authorities for noise reduction interventions
- Review of process to become a fully accredited member of the Domestic Abuse Housing Alliance (DAHA) to offer the best overall support and protection for domestic abuse victims and survivors
- Delivering regular customer awareness campaigns on topics including scams, fraud and county lines (where drugs are trafficked into smaller communities)
- Working with colleagues to raise awareness and understanding of ASB and domestic abuse issues across our group and wider
- Putting risk management action plans in place for customers and colleagues.
Ahead of legislation timescales, we worked proactively
to complete in-depth risk assessments and our high-rise building safety case reports, which building owners use to apply for certificates for any buildings of at least 18 metres
in height. Across the Group, we have four such buildings,
all of which are C&C properties (Ada Court, Grace House, Vivian Court and Jacqueline House). The extensive building safety work and processes involved engaging with residents living in these buildings, to make sure they are fully aware of all fire and structural safety procedures and understand what to do and who to contact if something were ever to go wrong.
Our building safety teams and managers invited customers to on-site meetings to understand their needs and preferences for receiving essential building safety information and future safety updates about the buildings where they live.
As a result, specific and inclusive web pages were developed along with a building safety record for each building to give customers clear information about how their home was built, and the systems in place to keep them safe.
The building safety information is regularly updated and we’re working to provide similar types of building information for customers in more of our multi-occupancy properties, not just those living in our high-rise buildings.

Tackling an ASB incident in Hampshire
A Hampshire young mother and child, who were victims of an unprovoked incident involving threats and an offensive weapon, were afraid to return home. To safeguard and support them both, once informed, we took immediate action to protect them. By making an application to the court, we supported the victims to have protective legal orders in place granted by the court with immediate effect.
We made sure that the victims were safe and protected to return home and we offered a range of security monitoring
and protection devices, including personal alarms, video doorbells, and referral to an external partner agency that
offers ongoing specific support.
