Building better homes in London
We’re working hard to tackle London’s housing shortage.
This year, construction continued at The Silverton, in Silvertown, East London, where 62 new affordable homes are being built. There will be 32 homes for general needs and 30 homes built for shared ownership customers. The first customers will move into these homes in Summer 2025 and they’re part funded by the Greater London Authority – Homes for Londoners: Affordable Homes Programme.
We’re also building new homes in Springfield in South London and at the former Red Lion Hotel in Southall.
Housing services in London
We’ve made several improvements across C&C homes this year:
Fire doors
were replaced at six sites

Warden call systems
were upgraded at four sites

New pest control
services were introduced

Our customers told us:
- 72% are satisfied with the service C&C provide
- 89% are satisfied with our repairs service
- 82% feel their home is well maintained
- 83% feel safe in their home.

Caring for customers
More people are living in our care homes with 95% of homes filled, up from 92% last year. We welcomed 39 new customers into our care homes throughout the year.
Our care homes have a 9.4/10 score from customers on carehome.co.uk. In a recent survey, 95% of customers said they were overall ‘happy’ (59%) or ‘very happy’ (36%) living in their C&C care home.
All our care homes have a ‘good’ Care Quality Commission (CQC) rating and Cecil Court has achieved an ‘outstanding’ rating for leadership.
Tackling isolation and loneliness
We run lots of activities to help tackle loneliness and build community. We hold regular on-site events, festive celebrations, and Remembrance Day gatherings. This year a customer-led coffee and chat morning has grown from a small pilot to a popular weekly event and one scheme even received a new grand piano!

Customer case study
Mr J is a customer at Ada Court, Maida Vale, and works part-time at a London Museum.
He has gone on trips organised by C&C to The Kings Gallery, the English National Opera, and Kensington Palace throughout the year and on a recent Mindfulness session at The Kings Gallery, Mr J said: "I really enjoyed the meditation aspect of the session at the beginning and would be interested in doing more of these mindful activities."
Financial support and advice
We support customers to maintain their tenancy, and this year we logged 15 benefits appeals on behalf of customers, of which 14 were successful. This work created over £86k in extra income for customers and an additional £47k from benefit applications. Other major debt relief has been secured, and we supported people to receive pensions credit, housing benefit and full council tax support.
MyAster is now available for C&C customers, with 248 (14%) customers signed up to the service. The C&C edition of MyAster news is issued to over 900 customers each month.
